When you contact us, we guarantee that:



  1. If the person you wish to speak to is not available, we will either offer to help you or give you an indication of when the person you want to talk to will be able to return your call (Monday – Friday).

  2. When you call to arrange a valuation appointment we will give you a half-hour window of our arrival time and promise to call you if unforeseen circumstances prevent us from keeping to this.

  3. A senior member of staff is always available, even on a Saturday, to help with any queries you may have about your sale.





When we value your property, we guarantee that:



  1. Our valuation will be thorough and professional: by using our unique 3-method system we will not deliberately over value your home to obtain your instructions.

  2. We will confirm our valuation to you, in writing, within 5 working days (Monday – Friday).




When you instruct us to market your property, we guarantee that:



  1. We will not lock you in to any minimum contract. If you do not feel our partnership is working out you should have the right to end our association at any time. All we will require is 28 days notice to terminate our partnership.

  2. We will send you draft property details for your approval within 3 working days (Monday – Friday) of our instruction visit, providing we have your signed contract.

  3. Your property details will always show a floorplan.




While we are marketing your property, we guarantee that:



  1. We will accompany your viewings. If we find a buyer for your home (and they proceed to completion) and there have been three or more unaccompanied viewings you will be able to claim your £100.

  2. You will always receive feedback within 48 hours of the viewing.

  3. We will provide monthly written marketing reports including internet activity and detailed buyer feedback and suggest regular face-to-face meetings to review the marketing of your home with one of our senior members of staff.




When we receive an offer for your property, as part of the negotiation process we guarantee that:



  1. The offer will be submitted to you the day we receive it (Monday – Friday).

  2. We will confirm the offer in writing within 48 hours of receipt (Monday – Friday).

  3. We will give you our honest opinion of current market conditions to help you make a decision, using both our house price index and our detailed feedback from viewings.

  4. We will qualify the buyer’s position by speaking to their estate agent or solicitor.

  5. Once an offer is accepted we will keep you informed of progress at least once a week until exchange of contracts.
